Below given is a Rental Agreement, and there is a slight changes in the lease agreement, you can change according to your Lease Process.
1. That the portion the Landlord agreed to let and the tenant agreed to take in the flat in the land.
2. That the tenancy is from 1st of February, 2004, and the same is acccording to the English Calendar Month.
3. That the tenancy is for a period of 3 years commencing from the date of subletting.
4. That the monthly rent fixed and agreed for the said portion is payable to the landlord on the 5th of each month.
5. That the rent due should be paid on the due date to the landlady.
6. That the tenant hereby covenants with the landlord not to sublet the portion leased to.
7. It is mutually agreed that the tenant shall pay to the landlord a sum of Rs - (Rupees only) towards the monthly rent for the tenancy premises. And the tenant paid Rs. /- (Rupees only) by cash.
8. The tenant has paid an advance amount of Rs. /- (Rupees only) will be refunded on the expiry of this agreement period or at the time of handing over vacant possession of the house in good condition by the tenant whichever is earlier.
9. This is the tenant hereby covenants with the landlord to keep the portion in good and tenantable condition.
10. That the tenant hereby agrees not to cause any damage to fixtures of fittings and it any damage is caused the same shall be repaired the replaced at the cost of the tenant.
11. That the tenant shall not be entitled to make any alterations in the premises without the written consent of the landlord.
12. That the tenant shall pay the electricity charges maintenance charges and also the charges for the water supply to the portion every month without any default.
13. That the landlord or his agents shall be at liberty to inspect the portion at any time.
14. If the Tenant commits default the landlord shall be at liberty to terminate the tenancy and take possession of the premises.
15. The Electrical fittings shall be retained in good conditions, which are enlisted below:
Personally I would NOT recommend More than a one year lease before you have been in the house. Afterwards, a three year lease may be appropriate. Otherwise if you hate the house, you hate the location, etc. you are bound to the house for three years.
With real estate it must be in writing. Lease should contain the entire agreement between LL and Tenant, no side agreements NOT in writing. Should cover the house and yard and garage, who maintains house, who does yardwork, who repairs what at whose expense, etc.
It depends where the house is. You should give an idea where it is built. Laws vary from place to place.
Besides, you would be better off having a consultation with a lawyer or notary, depending where you hail from. Considering the budget you probably have for this project, a few hundred dollars or pounds would be an investment.
